Elevation options

Most production plans come in two to four elevation styles: a farmhouse front, a craftsman front, a modern front, and so on. We model the plan once and swap the facade, then render every option from the same camera. Buyers compare them side by side, and you pay for one model instead of four.

Color schemes work the same way. Send the scheme sheet with the brick, stone, stucco, siding, trim and roof for each scheme, and we render each one on the elevation it belongs to.

Light and landscaping for the Sun Belt

Homes in Texas and Florida are sold in strong sun, so we light most exteriors with a clear sky and a warm afternoon sun that shows texture on brick and stucco. Landscaping follows the region and the plan: palms and low shrubs for a Florida coastal community, live oaks and turf for North Texas, or your landscape architect's planting plan if you have one. New communities have young trees, and we can show them at planting size if you want the image to match opening day.

Townhomes and small multifamily

For townhome buildings and garden apartments, the render needs the right unit count, balcony rhythm, roof line and garage layout. We work from the building elevations and site plan, and add parking, sidewalks and street trees around the building so the scale reads correctly.

How it runs

  1. Send elevations, selections and the views you want.
  2. We return grey-model previews of each camera for approval.
  3. A first textured draft goes out for your markups.
  4. We apply changes and deliver the final images.

Final images come as high-resolution JPEG or PNG, sized for print or web. See the full process.

Questions

Can you render the same plan in several color schemes?

Yes. Once the plan is modeled, each extra scheme is a materials change and a new render from the same camera.

Do you add people and cars?

Only if you want them. Many builders like a car in the driveway; others prefer an empty street. Tell us in the brief.

Have a plat or a plan set? Send the site plan, the elevations and the views you need, and tell us when the sales office opens.
